Wadesboro Is Experiencing A Home Sales Boom, Here's Why

Starting around the first of the year, I began to notice a trend; there were for more "sold" and "sale pending" signs on homes around Wadesboro than there were six months earlier. Initially, I thought it might be a case of randomness or sample size, but conversations with two of our local real estate agents confirmed that, indeed, home sales in Anson County have accelerated significantly in 2017. The agents offered a couple of possible explanations, including a relative shortage of available properties in neighboring counties and the fact that real estate prices in Anson County offer prospective buyers more bang for their buck. While I think those are both factors, I think there are several other reasons why home sales in Wadesboro are surging:
  • A lot of the county's housing stock, especially around Uptown Wadesboro, was built pre-1960. The proliferation of home "fixer-upper" shows have made buying an older home with a lot of character and restoring it a trendy lifestyle choice. Walking around town, I see at least four 50+ year-old homes currently being renovated, and I attended a ribbon-cutting yesterday for West Wade Venue & Event, a 150-year-old house that has been completely and beautifully restored inside and out.
  • Uptown Wadesboro offers a "walkability" factor that is hard to find in similarly sized communities. The downtown areas of many smaller rural communities are essentially ghost towns. Wadesboro, while perhaps not the regional retail center it was 50 years ago, offers a fairly complete lifestyle experience within walking distance of hundreds of homes. Yes, an upscale coffee shop and some additional specialty retail would be nice, but we have fine quality dining, a hardware store, a pharmacy, a theater and several shops right on the square and there is a grocery store on the fringe of Uptown, but still within walking distance. I live two blocks off the square in one of those houses currently undergoing restoration, and if I didn't need to drive around the county to meet with clients, I could easily go days without having to get in my car.   
  • The town is focused on making life in Uptown Wadesboro safe, fun and rewarding. Uptown Wadesboro, the organization, is charged with enhancing the main street experience for residents and guests and does an outstanding job of creating events that promote a high quality of life. The Fall Festival, Christmas Parade, weekly Farmers' Market, movie nights on the square and Thursday night live music on Wade Street mean there is always something interesting to do, while a strong community-based police presence helps keep things orderly and secure. 
The Wadesboro seal prominently features the word "opportunity," a fitting label for a community on the upswing. Opportunities abound, whether you are looking for a 100-year-old house to make your own, a storefront to start an innovative new business or just a quiet place to sit back on your front porch rocker.
