Atlantic Gateway Logistics Park Launches A New Era In Industrial Development

AnsonEDP executive director John Marek presented the final engineering report for the Atlantic Gateway Logistics Park to the Anson County Commissioners at their regular September meeting. The report was compiled by engineering firm Thomas & Hutton and was commissioned by North Carolina's Southeast.

The new park on U.S. Highway 74 east of Lilesville is a partnership between Pee Dee Electric Cooperative, NCSE and AnsonEDP. At build-out, the park will encompass 800,000 square feet of warehouse, distribution and light manufacturing space, will generate between $3 and $5 million in annual property tax revenue for the county, and will employ 300+ workers with a total annual payroll of more than $11 million.

The site is served by two water lines, one on the north side of the property and one on the south side. Fiber runs along the 74 right-of-way and will be extended into the park. The sewer line will need to be extended from Hailey's Ferry Road at a cost of approximately $3 million, the majority of which will be covered by grant funding. There are currently no plans to extend natural gas 3/4 mile into the park, but that could be done at a later date if there is a specific customer request.

Pee Dee Electric Cooperative started clearing and site work on their new HQ on the north side of the park in August. The state-of-the-art office, customer service, and engineering/logistics facility will replace two existing buildings, one in Anson County and one in Richmond County, and represents an investment of $20 million. Construction is expected to conclude by the end of 2021.

A sign unveiling event for the park is planned for the week of September 21st.
